How this calculator works
The analyzer first computes the net equity from your existing Calgary home: sale price minus selling commission, minus prep budget, minus remaining mortgage. It then computes the cash required at closing for the new home: target down payment plus Alberta closing costs (legal, title, land-title transfer, mortgage registration, inspection, about 0.6–0.9% of new price). The gap between these, the cash you need before your existing home closes, is the bridge loan. Bridge interest is calculated at the entered annual rate over the entered days, applied to the bridge amount. The new mortgage is the target price minus your down payment.
Calgary-specific notes
- Standard Calgary listing commission is 6–7% on the first $100K and 2.5–3.5% on the balance, the calculator uses a flat percentage for clarity. KARAKTER will quote your actual commission structure on a 15-minute call.
- Alberta closing costs are materially lower than Ontario or BC, no land transfer tax. See the closing cost calculator for line-item detail.
- Prep budget should reflect the specific items that move price in your home, typically $4K–$8K for paint, lighting, hardware, deep clean. Big renos rarely return their cost.
