Sell First vs Buy First — Calgary Upsizing Decision
The honest comparison
This is the single most-asked question among KARAKTER upsizing clients. The honest answer is that the decision is rarely about the abstract market and almost always about three specific variables: how much equity you have, what price segment you are buying into, and how fast comparable homes to your existing one are currently moving.
Sell first is the safer move when: you are upsizing into a price tier with longer days on market (above $1.4M detached, or any luxury condo), your current equity is tight enough that bridge financing would create real interest pain, or your existing home is in a segment that has slowed (some Beltline buildings, certain SE areas in 2025–2026).
Buy first is the right move when: you are upsizing into a tier where well-priced homes go to multiple offers (most $700K–$1.4M SW and NW detached right now), you have enough equity to absorb a 30–60 day bridge if needed, and your existing home is in a segment that is still moving in two to four weeks. KARAKTER typically structures buy-first as: offer subject to the sale of your existing home, then list aggressively with a tight marketed timeline.
There is also a third option — buying with a long-dated possession and listing immediately so the two close back-to-back. This works in slower markets and when the seller of the new home is flexible.
