  • Benchmark price represents a typical home in the market, tracked over time to isolate true price movement from mix shifts.
  • Months of supply is inventory divided by monthly sales. Below 2 favours sellers; 2 to 4 is balanced; above 4 favours buyers.
  • Sales-to-new-listings shows whether new supply is being absorbed faster than it arrives. Above 60% means a tight market.
  • Days on market measures how quickly listings turn over. Short DOM plus low supply is the classic seller's-market signature.
