How this calculator works

The analyzer starts with what you walk away with from your current Calgary home: the sale price, minus selling costs, minus what you spend on preparation and clearing, minus the mortgage still owing. That is your net equity. Selling costs are priced the same way as the net proceeds calculator: commission at the traditional Calgary rate unless you enter your own, 5% GST on the commission, legal fees plus GST, and the $50 Land Titles discharge.

Next it works out the cash the smaller home needs on closing day: the purchase price, minus any new mortgage you choose to carry, plus Alberta closing costs (legal, title insurance, the land title transfer fee, inspection and condo document review, about 0.8% of price) and your moving costs. Net equity minus that cash is the equity released. If the number goes negative, the analyzer shows it as a shortfall instead.

The last block compares what each home costs to live in every month. Count everything on both sides: the mortgage payment, property tax, utilities, insurance and upkeep on the house, and the same on the new home plus condo fees. A negative change means the smaller home costs less to run. The mortgage payment uses Canadian semi-annual compounding, the same formula as the mortgage payment calculator.

Frequently asked questions

How much equity will I free up when I downsize?
Net equity from your sale, minus the cash the smaller home needs at closing. On the default numbers above, a $1.15M house with $150K owing and a $650K condo bought outright, with $8K of prep and $6K to move, leaves roughly $289K. Change any field to see your own number.
Does a condo actually cost less each month?
Often, not always. Condo fees replace most exterior upkeep, but they can run several hundred dollars a month or more and they rise over time. Put the full monthly cost of both homes into the last block and let the numbers answer it.
Should I keep a small mortgage on the new place?
Some downsizers do, to keep more of the released equity invested or available for family. That is a financial planning question. Enter a mortgage amount to see the payment and how much more equity stays in your hands, then take both numbers to your advisor.
Will I pay capital gains tax on the sale?
Usually not, if the home was your principal residence every year you owned it. You still report the sale on Schedule 3 of your T1 return. Rental use or a second property can change that, so check with your accountant.
