Calculator
Calgary mortgage payment calculator.
How this calculator works
Canadian residential mortgages compound semi-annually, which means the quoted annual rate is converted to an effective rate using (1 + r/2)2/12 − 1, then applied to the standard payment formula P · i / (1 − (1 + i)−n) where P is the mortgage principal, i is the effective monthly rate, and n is the number of monthly payments over the amortization period. This is the same calculation every Canadian bank uses, so the figure here matches your mortgage broker's quote.
Calgary-specific context
- Alberta has no land transfer tax, so closing costs are materially lower than Ontario or BC.
- Calgary property tax for a $750K detached runs roughly $4,000–$4,800/year, payable to the City of Calgary in June or via monthly TIPP.
- Home insurance for typical SW or NW Calgary detached runs $1,500–$2,500/year; older inner-city homes vary.
- If you put less than 20% down, CMHC (or Sagen/Canada Guaranty) insurance is added to the mortgage. Use the CMHC calculator to estimate that premium.
Frequently asked questions
How is a Canadian mortgage payment calculated?
Canadian mortgages compound semi-annually. The annual quoted rate is converted to an effective monthly rate using (1 + annual/2)^(2/12) − 1, then applied to the standard amortization formula. KARAKTER's calculator uses this method so the result matches your lender's quote.
What is the minimum down payment in Calgary?
Minimum is 5% on the first $500,000 and 10% on the portion above $500,000, up to $1.5M. Above $1.5M requires 20%. Below 20% triggers default insurance.
Should I choose 25-year or 30-year amortization?
Insured mortgages (under 20% down) are capped at 25 years for most buyers, with 30-year options available since 2024 for first-time buyers and new-build purchases. Longer amortization lowers monthly cost but adds total interest.
Does this calculator include property tax and insurance?
No, principal and interest only. Add roughly $4,000–$4,800/year property tax and $1,500–$2,500/year home insurance for a typical Calgary detached.
What rate should I use to estimate?
