How a Calgary sale settles

When you sell, your lawyer collects the sale price from the buyer and pays out, in order: the real estate commission plus 5% GST, your remaining mortgage balance and any prepayment penalty, the legal fees plus GST, and the small Alberta land-title discharge. Alberta has no land transfer tax on either side, which keeps Calgary selling costs lower than Ontario or BC. Whatever is left after those line items is wired to you as your net proceeds.
