What is an MLS listing in Canada?

When most Calgarians say they want to "list their home," they mean they want it on the MLS. The Multiple Listing Service is the backbone of Canadian residential real estate — and for good reason.

What MLS is

MLS is a cooperative database operated by local real estate boards across Canada. In Calgary, the Calgary Real Estate Board (CREB) operates the local MLS. When a REALTOR® lists a property on CREB's MLS, it becomes immediately accessible to every other REALTOR® in the system. Those agents can show the property to their buyer clients and submit offers on their behalf — the listing agent cooperates with the buyer's agent and the commission is shared.

MLS vs Realtor.ca

Realtor.ca is the public-facing website where consumers can search MLS listings. When Ryan lists a property on CREB's MLS, it automatically appears on Realtor.ca within 24 hours. It also syndicates to hundreds of other real estate portals and brokerage websites — maximizing exposure to the broadest possible buyer pool.

Why MLS produces better prices

Market economics are clear: more competition produces higher prices. An MLS listing creates competition among buyers — they know other buyers are seeing the same property, and they submit their best offers accordingly. Off-MLS ("pocket") listings, by contrast, reach only a fraction of qualified buyers, and the research consistently shows they sell at a 5–11% discount vs equivalent MLS listings.

MLS listing requirements

To list on CREB's MLS, the agent must be a CREB member in good standing. The listing must include a minimum amount of information — address, price, property type, measurements, and a description — plus at least one photograph. How long a listing stays on MLS

Listing agreements in Calgary typically run 90 days. If the property has not sold within that period, the listing expires. The seller can renew with the same agent or switch to a different brokerage. A listing cancelled before expiry and re-listed with a new agent starts a new MLS listing — but CDOM (cumulative days on market) tracks the total time across all listing periods.

Can I list my Calgary home on MLS without a REALTOR®?
In Alberta, only licensed REALTORS® can list on CREB's MLS. Some "mere listing" services allow FSBO (For Sale By Owner) sellers to pay a flat fee to have their property listed — but without full REALTOR® representation, sellers handle all negotiations, showings, and paperwork themselves. How quickly does a Calgary MLS listing appear on Realtor.ca?

What is the difference between MLS and a pocket listing?
