Calgary residential seasonality is real but smaller than most agents claim. The biggest seasonal effect is on the number of competing listings, not on absolute price.
Spring (March–May) is the strongest window for Calgary detached. Buyer activity is highest, listings are fresh, and the family-with-school-age-kids buyer pool times their move to the school year. Multiple offers in the SW and NW $700K–$1.4M range are most common in this window.
Fall (September–October) is the second window. Less competition from other listings (back-to-school traffic peaks in August and tapers), and a serious buyer pool of families who missed the spring window or relocated for the school year.
