The honest comparison
Pocket listings have a marketing-driven mythology that does not match the data. For most Calgary residential sales, full MLS exposure produces a higher final price because more qualified buyers see the property.
Pocket listings are genuinely useful in three situations. First, high-end privacy-sensitive sales where the seller does not want public photos or address disclosure (luxury detached, public-figure situations). Second, divorce and estate sales where discretion is essential during the listing period (we use pre-MLS or off-MLS approaches for parts of these listings regularly). Third, properties where the buyer profile is narrow enough that broker-network outreach reaches them faster than MLS would.
