Divorce & separation home sales
The sale of the matrimonial home when a couple separates — governed by Alberta's Matrimonial Property Act. This requires sensitivity, neutrality, and precise handling of joint listing agreements, lawyer coordination, and equalization of net proceeds. Ryan has represented both parties jointly and as separate agents for opposing parties.
Estate & probate property sales
The sale of a property owned by a deceased person — requiring a Grant of Probate from the Alberta courts before title can transfer. Estate sales involve executor responsibilities, potential capital gains treatment, family dynamics, and a property that may need work before listing. Ryan coordinates with estate lawyers and accountants.
Upsizing transactions
The coordinated sale of an existing home and purchase of a larger one — typically for families adding children, parents adding a suite, or homeowners moving from an inner-city condo to a detached home in an established suburb. Bridge financing, subject-to-sale clauses, and possession-date coordination are the key variables Ryan manages.
Calgary residential buying and selling
First-time buyers, move-up buyers, sellers, and residential investors in Calgary and the immediate surrounding area (Airdrie, Cochrane, Okotoks). Standard purchase and sale transactions, competitive offer situations, pricing strategy, negotiation, and conditions management.

What we don't do — and why

Specialization is a genuine competitive advantage for clients in complex situations. An agent who handles 10 different transaction types across 5 markets handles each type less often — which means they encounter edge cases less frequently and have fewer reference points for what goes wrong. KARAKTER's deliberate narrowness is not a limitation; it is the point.

Commercial real estate
Commercial properties (office, retail, industrial, land, mixed-use) require a different RECA licence class and fundamentally different valuation models, income capitalization analysis, and due diligence processes. We refer commercial inquiries to commercial specialists.
Property management
Ongoing landlord services — rent collection, maintenance coordination, tenant disputes, lease renewals — are property management, not brokerage. We don't manage rental portfolios; we sell homes. Investors who want post-purchase management are referred to Calgary property management companies.
Leasing & tenant placement
Finding tenants for rental units is leasing, not sales. We don't write or manage residential lease agreements. If you need to rent rather than sell or buy, a rental agency is the right match.
New home builder sales
Builder sales centres represent the builder's interests. Ryan does not work as a builder's agent or a development sales agent. He can, however, represent a buyer purchasing a new build as the buyer's agent — ensuring the buyer has independent representation against the builder's team.
Out-of-province sales
Ryan holds an Alberta RECA licence and operates only in Alberta. Clients relocating to or from British Columbia, Saskatchewan, Ontario, or other provinces are connected with vetted REALTORS® in those markets through trusted referral networks.
Speculative pre-construction assignment sales
Flipping pre-sale condo contracts before completion (assignment sales for speculative gain) is a distinct and high-risk niche. Ryan does not broker assignment sales as a primary service, though he can advise clients who are evaluating an assignment as part of an upsizing or relocation decision.
