Helping a parent downsize in Calgary: what adult children can do, and what stays with the owner

Key takeaways

Whose decision it is

A parent selling the family home is making one of the largest financial decisions of their life, and it is theirs to make. Ryan takes instructions from the person on title. Children are welcome at every meeting the parent wants them at, and most of the time having them there makes the move easier.

If Ryan sees signs that an owner is being pushed into a sale they do not want, he pauses and talks with the owner alone. That protects the parent, and it protects the family later, because a sale nobody can question is a sale nobody fights about.

Where children help most

The real estate is usually the easy part. The hard parts are the ones children can carry:

Family money and early inheritance

A downsize often frees up money, and parents sometimes want to help a child with a down payment or give part of an inheritance early. That is a conversation for the parent, their lawyer, and their accountant, before the sale closes. How a gift is documented matters for the parent’s taxes and for fairness between siblings.

The equity release guide shows how to work out what the sale frees up, and the downsizing analyzer runs the numbers. Ryan does not give tax or financial planning advice and will say so.

Keeping siblings on the same page

When one child lives in Calgary and the others do not, the local child ends up doing most of the work and the others hear about decisions late. Agree on how updates go out. Ryan can send the market analysis, offer summaries, and key dates to every family member the owner names, at the same time, in writing.

Frequently asked questions

Can I list my parent’s house for them?
Your parent signs the listing agreement and the offer, and you can be there for every step. If someone else needs to sign for them, that is a question for a lawyer before anything is listed.
Does Ryan talk to us or to our parent?
Both, with your parent’s agreement. Instructions come from the owner on title. Ryan is happy to include children in calls, meetings, and written updates.
What if my parent is not ready?
Then it is not time to list. Plenty of families start with a valuation and a look at a few smaller homes, and decide months later. Moving while it is a choice is easier than moving when it is a necessity, but the choice is still the parent’s.
Who pays for clearing and moving?
Usually the parent, from the sale proceeds, though families sort that out in different ways. Clearing and moving costs belong in the plan from the start so they do not surprise anyone at closing.
