What is a possession date in real estate?

Possession date and completion date are two of the most important dates in any Calgary real estate transaction — and the distinction between them trips up many first-time buyers.

Possession vs completion

The completion date is the legal closing date: the day the buyer's lawyer transfers the purchase funds to the seller's lawyer and the title is registered in the buyer's name at the Land Titles Office. The possession date is the day the buyer physically receives the keys and is entitled to occupy the property. In Alberta, these are almost always on different days — typically, completion happens the business day before possession.

Why the one-day gap? Because the title transfer and fund movement happen through the banking system during business hours. The buyer's lawyer needs confirmation that funds have arrived and title is registered before releasing the keys. That confirmation typically arrives by mid-afternoon on completion day — too late for a morning move-in. So possession is set for the following business day, giving the buyer a full day to move in.

Standard timelines in Calgary

In Calgary's residential market, the possession date is typically set 30–60 days after the offer firms. That window allows enough time for: the buyer's lender to complete their mortgage instructions, the lawyers on both sides to complete their title work, the seller to arrange their move-out, and the buyer to arrange their move-in. In hot markets with competing offers, buyers sometimes offer longer possession dates to give sellers more time to find their next home.

Seller's obligations on possession day

The seller must be fully vacated by the agreed-upon time on possession day — typically noon (12:00 p.m.) unless the contract specifies otherwise. The property must be in the same condition as it was when the buyer completed their inspection, reasonable wear and tear excepted. Appliances, fixtures, and items included in the sale must be present and in working order.

What buyers should do on possession day

Conduct a pre-possession walkthrough (ideally the morning of possession) to confirm the property is in the agreed condition, all included items are present, and no damage has occurred since the inspection.
