The honest comparison
The new-build vs resale decision is one of the most-loaded in Calgary residential real estate because the marketing on the new-build side is so much louder. Show homes with full landscaping, professional staging, and "from $649,900" headlines obscure the actual financial picture.
New builds offer real advantages: a 1-2-5-10 year Alberta warranty (workmanship, building envelope, structural), modern finishes including the energy-efficiency package, and the ability to customize. The downsides are mostly hidden costs: landscaping ($15K–$40K), fencing ($8K–$15K), deck or patio ($10K–$30K), window coverings ($4K–$12K), basement development ($30K–$60K if not finished). Total post-possession spending of $40K–$120K is normal and is rarely included in the marketing price.
Resale offers an established neighbourhood with known traffic patterns, school performance, and neighbour quality. Landscaping, fencing, deck, basement, and window coverings are typically in place. Square footage per dollar is usually higher because resale prices reflect these inclusions. The downside is that systems and finishes are older and may need updates within 5–10 years.
Over a 5-year horizon for most KARAKTER clients in the $700K–$1.5M range, resale in an established SW or NW Calgary quadrant has outperformed new-build in still-developing communities on total cost (purchase + post-possession + selling). Exceptions: buyers who specifically want energy efficiency or smart-home wiring, buyers who are committed to a specific community where only new is available, and luxury buyers with custom requirements that resale cannot meet.
