The honest comparison

Killarney is what KARAKTER inner-city clients buy when they want most of the Altadore feel at a slightly lower price. The communities share similar housing stock, similar buyer demographics, and similar appreciation patterns.

Altadore's advantage is Marda Loop walkability for streets within 5–7 minutes of 33 Avenue. The premium is real (10–15%) but the daily lifestyle is also real.

Killarney's advantage is value. For comparable infill detached or comparable bungalow product, Killarney typically runs $50K–$120K below Altadore. The community is more residential, with retail concentrated on 17 Avenue at the southern edge.

Both feed strong public catchments and both are active infill markets. For dual-income professional families with a 5–10 year horizon, both work well. For families specifically prioritizing walkability to restaurants, Altadore (and specifically Marda-adjacent Altadore) wins.
