This is one of the most common Calgary geography mix-ups. Marda Loop is not a separate community from Altadore — it is a retail and social district sitting roughly on 33 Avenue SW between 14 Street and 22 Street, inside the Altadore community boundary as the City of Calgary defines it. When buyers say "Marda Loop" they usually mean: walkable to that retail strip.

The pricing implication is straightforward. Streets within five minutes' walk of 33 Avenue command meaningful premiums — often 10–15% over otherwise comparable streets in southern or western Altadore. The premium is for the walkability itself: restaurants, coffee, retail, and the Saturday-morning lifestyle.

Streets further from Marda Loop trade walkability for slightly larger lots, quieter blocks, and easier access to River Park, Sandy Beach, and the Elbow River pathways. For families with school-age kids and dogs, the trade is often worth it. For young dual-income professionals who want the inner-city restaurant lifestyle, the premium is usually worth paying.
