Should You Upsize or Renovate Your Calgary Home in 2026?
The right framing of the decision
Almost every KARAKTER upsizing conversation starts with this question. The honest answer is rarely a one-size-fits-all rule. The decision splits cleanly into three sub-questions, and the answer to each one shifts the conclusion.
Sub-question 1: Can the current home accommodate?
Some renovations work and some do not. A 1,500 sqft bungalow on a 50-foot inner-city lot can become a 2,800 sqft executive home with a thoughtful basement development and second-floor addition, but only if the structure permits and the budget supports the work. A 1,200 sqft suburban two-storey with a small lot rarely renovates into 4-bedroom executive territory cost-effectively. Be honest about whether the current home has the bones for what you actually need.
Sub-question 2: Renovation cost vs price gap to target
Run the math. If your current Calgary home is worth $800K and a comparable but properly-sized executive home in the target community is $1.2M, the price gap is $400K (plus transaction costs of $35K–$55K, see our upsizing analyzer). If a renovation that delivers the same end-state runs $250K–$300K, you have to compare $250K–$300K of disruption-driven renovation to a $435K–$455K all-in upsize. Renovation often wins on dollar terms, but lifestyle disruption and timeline risk are real costs.
Sub-question 3: Do you actually love the location?
This is the question most clients underweight. If you specifically love the street, the school, the neighbours, and the daily routine, renovation preserves something that an upsize destroys. If you are renovating because moving feels harder, the math may favour renovation but the long-term satisfaction probably does not.
