The honest comparison

Both communities are NW Calgary upsizing destinations and both feed Sir Winston Churchill High School with its IB programme — a meaningful pull for academically-oriented families. The choice is mostly geographic: Tuscany along the Bow River escarpment, Edgemont on the highest ground in NW Calgary above Nose Hill Park.

Tuscany was developed mostly between 1995 and 2012. The ravine streets — homes backing onto the Bow River escarpment with pathway access — are the premium product, often commanding $100K+ premiums over interior streets. The community is family-oriented, walkable to local retail at Tuscany Market, and has its own LRT station for downtown commuters.

Edgemont is older (1980s–1990s dominant) and sits at the top of the NW topography. Ridge streets with city or mountain views command similar premiums to Tuscany's ravine streets. Nose Hill Park is an immediate daily amenity. Renovation activity has been continuous through the 2010s and 2020s, and many original Edgemont homes have been substantially updated.
