Rent-Back or Long Possession? Timing a Calgary Downsize
Why downsizers need time
Leaving a home you have lived in for decades takes longer than leaving a starter home. Belongings need sorting, the next home has to be found, and some of it involves family. Possession terms are how you buy that time without owning two homes.
Option one: a long possession
The sale firms up, but possession is set 60 to 90 days out or longer. You remain the owner until then, so you keep paying the mortgage, tax, and utilities, and the proceeds arrive on completion. It is simple to arrange and suits buyers who are selling their own home on a similar timeline.
Option two: sell and rent back
The sale closes on a normal timeline and you stay as the buyer's tenant for an agreed period, often 30 to 60 days. You have the money, which helps if you are buying the smaller home outright, and you are not rushed out.
- Terms belong in writing: rent, length, deposit, insurance, and what happens if you need more time
- Your lawyer drafts them; the buyer's lender has to be comfortable with the arrangement
- Raise it during the offer negotiation, because it changes what the buyer is agreeing to
Which to choose
If the smaller home does not depend on the sale proceeds, a long possession is usually simpler. If it does, a rent-back gets you the money first. If the next home is already found, matched closings may need neither. The sequencing guide at /downsizing/sell-first-vs-buy-first walks through all three.
How KARAKTER handles it
Ryan reads who is likely to buy your home before setting possession terms, because a family relocating to Calgary may need fast possession while a buyer selling their own home may welcome a long one. He writes the terms into the listing and negotiates them on offer night.
