First-Time Homebuyer Programs in Alberta, 2026
What is available
First Home Savings Account (FHSA)
Tax-deductible contributions up to $8,000/year and $40,000 lifetime. Withdrawals (with growth) are tax-free for a qualifying first-home purchase. Combine with RRSP HBP for additional capacity.
RRSP Home Buyers' Plan (HBP)
Withdraw up to $60,000 from RRSP (per individual; couples can each withdraw) tax-free, repayable over 15 years starting in year 2.
GST New Housing Rebate
For new builds, the federal portion of GST may be partially rebated depending on price tier. Most Calgary new builds above $450K receive partial rebates that phase out by $450K base.
5-year insured mortgage with 5%/10% down
Standard CMHC-insured mortgage. Premium added to balance.
