Where the Calgary market sits in May 2026

Calgary continues the run that began in mid-2021: strong interprovincial migration, limited supply in core SW and NW quadrants, and sustained demand in the $700K–$1.4M detached range that absorbs most family-product transactions. Year-on-year benchmark prices are modestly positive across most segments. The story is no longer "is the market hot", the answer for detached SW/NW is yes, but rather "which segments specifically".

Detached SW and NW: still a seller market

Months of supply for detached homes in core SW (Aspen Woods, Signal Hill, Strathcona Park, Springbank Hill) and core NW (Tuscany, Edgemont, Hamptons) has remained below 3 months for most of 2024–2026. Days on market for well-priced product runs 14–28 days. Multiple offers are common in the $700K–$1.2M range. Above $1.4M the buyer pool is smaller and selective; well-priced luxury detached typically takes 30–60 days.

Inner-city condos: building-by-building

Beltline and East Village condos remain segment-by-segment. Concrete towers from 2014+ with healthy reserve fund studies have held value; older wood-frame buildings and buildings with special-assessment risk vary materially. Inner-city detached: still strong

Altadore, Killarney, Bridgeland, Hillhurst, and Sunnyside continue to move well in the $700K–$1.4M range, with infill detached commanding $1.2M–$1.8M+ in good streets. Walkability premium near Marda Loop, Kensington, and 9 Avenue SE is intact.

Suburban SE and NE

Family product in Mahogany, Auburn Bay, Cranston, and the SE lake communities has run reasonably well; SE softening was a 2023 story that has largely worked through. Suburban townhouses in the $400K–$650K range continue to move quickly when priced correctly.

In SW and NW detached at the family-product range, buyers should be pre-approved (not pre-qualified) before any serious search. Multiple-offer strategy matters more than absolute price; clean offers with substantial deposits regularly beat higher offers with conditions.

Pricing strategy is the single biggest variable in 2026 outcomes. Listings priced to generate competitive tension still produce above-asking results in core SW and NW segments. Mispriced listings sit and become stale, regardless of community.
