Two ways in

MCP server (recommended for agents)

Connect an MCP client to https://www.karakterrealty.com/api/mcp (Streamable HTTP). Tools for searching listings, market and neighbourhood stats, neighbourhood guides, running calculators, sending a question or booking a consultation, and (with a portal token) saved searches and showing requests.

REST API

Plain JSON over HTTPS under /api/v1. Same data, same handlers, fully described by the OpenAPI 3 document so you can generate a client in any language.

The response includes interpretedFilters and parseSource so you can see exactly how the query was understood. Beds, baths, price, type, neighbourhood, square footage (min and max), year built, listing freshness, garage, and feature keywords are all parsed. If any input had to be truncated (e.g. more keyword terms than the cap), a warnings array says so.

Listing data & usage

Listing data is provided by the CREA DDF® and displayed by KARAKTER Realty. REALTOR® and MLS® are trademarks of the Canadian Real Estate Association (CREA). Listing responses are limited (capped result counts, summary fields for listings other than KARAKTER's own, and a canonical link on every record). Cite the canonicalUrl and keep the attribution rather than re-hosting MLS data. Data is deemed reliable but not guaranteed.

Read endpoints are served from a cache refreshed every 15 minutes and are rate limited. The lead endpoint requires consentToContact: true and a valid email. Questions, higher limits, or a partnership? Email ryan@karakterrealty.com.
