I'm Ryan Van Spengen. Today I'm in Aspen Woods, which consistently ranks as one of the top SW Calgary communities at the $1 million to $2 million detached price point. I want to show you what it actually is, what it isn't, and who belongs here. Aspen Woods is in the far SW of Calgary, bounded by 85th Street to the west, Bow Trail to the north, 69th Street to the east, and the ring road to the south. It was built primarily in the 2000s and early 2010s, which makes it newer than Signal Hill but established enough to feel settled. The first thing people notice is the streetscape. Aspen Woods has consistent, high-quality builder finishes — brick, stone, architectural shingles, front-attached garages that don't dominate the façade the way they do in some other suburban communities. The architectural variety is higher than most Calgary suburban developments from the same era. The mountain views. This is real. On the western edge of Aspen Woods, homes on higher streets have unobstructed Rocky Mountain views. Not every home has them — you need to be specific about which street and which lot when you're shopping. But for the homes that have them, it's a material factor in both sale price and owner satisfaction. The school catchment is exceptional. Rundle Academy is the main draw — it's the only fully accredited school in Canada for students with learning disabilities who are also high academic achievers, and families travel across Calgary specifically to access it. Ernest Manning High School covers the secondary grades. For families with diverse learning needs, this catchment is irreplaceable. The market as of Q1 2026. Median detached sale price in Aspen Woods: $1,214,000. Year-over-year up 4.8%. Months of supply: 2.3. This is tight. Well-priced Aspen Woods detached homes are selling in 15 to 25 days. The homes that sit are the ones priced as if 2022's peak market is still operating. Who buys in Aspen Woods? High-earning dual-income professional households, typically with one or more children already school-age or approaching school age. Engineering and oil and gas management is heavily represented, as is senior corporate and healthcare. These buyers have done the research. They've looked at Springbank Hill, Strathcona Park, and Signal Hill and ended up in Aspen Woods for specific reasons — usually the school catchment, the mountain view lots, or the specific home they found. What Aspen Woods is not: it's not an inner-city lifestyle community. If walkability, restaurant density, or cultural proximity are priorities, you're in the wrong part of Calgary. The closest retail is Aspen Landing, which is functional but not a destination. You'll drive for almost everything. For the families who choose Aspen Woods, that tradeoff is usually conscious and deliberate. Comparing Aspen Woods to Signal Hill: Signal Hill is slightly lower in price — $200,000 to $300,000 less at the median detached level — with mature trees, a more established neighbourhood character, and the same Ernest Manning catchment. If the mountain views and newer construction of Aspen Woods aren't priorities, Signal Hill often delivers comparable value at a lower entry point. Comparing Aspen Woods to Springbank Hill: Springbank Hill has the highest concentration of luxury homes in the $1.5 million to $3 million range in this part of the city, with more panoramic views and larger lots.
