Preparing a Calgary estate home for sale: a practical guide for executors
Phase 1: Secure and assess (first week)
- Change exterior locks immediately if anyone other than the executor had keys.
- Forward mail to the executor's address with Canada Post.
- Confirm utilities remain active (heat especially in winter).
- Notify the property insurer; arrange vacant dwelling coverage (see vacant home insurance).
- Walk through with a flashlight; note any obvious issues — water damage, mould, broken windows, pest activity.
- Document the property condition with photos for estate records.
Phase 2: Clear and clean (weeks 1-4)
Estate homes are often full of contents accumulated over decades. Decisions about what to keep, sell, donate, or discard can be emotionally and logistically heavy. Practical structure:
- Family designations — beneficiaries identify any items they want to keep. Get this in writing to avoid later disputes.
- Estate sale or auction — for items of value (furniture, art, jewellery, collectibles) consider an estate sale company or auction house.
- Donation — Calgary has Goodwill, the Mustard Seed, Habitat for Humanity ReStore (for building materials and furniture).
- Disposal — for items that can't be sold or donated, professional estate clean-out services in Calgary cost $1,500-$5,000 depending on volume.
Goal: the home should be empty (or minimally furnished) before professional photography.
Phase 3: Repair triage (weeks 2-6)
Not every repair adds value. KARAKTER's rule: spend on what materially affects buyer impression or condition during inspection. Skip on what doesn't.
Generally worth doing in an estate home:
- Fresh interior paint in neutral colours — very high ROI.
- Professional cleaning (top-to-bottom, including carpets).
- Replacing broken or stained window coverings.
- Replacing old light fixtures if obviously dated.
- Fixing obvious defects (running toilets, broken switches, dripping taps).
- Yard clean-up (mowing, basic gardening, removing debris).
Generally NOT worth doing in an estate home:
- Kitchen renovations.
- Bathroom renovations.
- Flooring replacement (price the home accordingly instead).
- Major mechanical updates (replace only what's broken; disclose age, age, age).
- Cosmetic upgrades buyers will personalize anyway.
Phase 4: Pre-listing documents (weeks 2-6)
- Real Property Report (RPR) ordered. Takes 3-6 weeks. Identify any compliance issues — encroachments, unpermitted additions, structures too close to property lines. Resolve before listing or arrange title insurance.
- Property Disclosure Statement (PDS) — the executor signs what they know. Since the executor likely didn't live in the home, most items are marked "unknown" or "do not know." This is acceptable in an estate sale and buyers price accordingly.
- Comparative Market Analysis (CMA) — KARAKTER provides written CMA for the executor and beneficiaries.
- Independent appraisal — sometimes required for estate purposes or beneficiary consent; KARAKTER coordinates with appraisers.
Phase 5: Professional presentation (week 4-6)
- Professional photography after final cleaning. A single 2-hour shoot covers exterior, interior, and aerial drone if applicable.
- Floor plan often included.
- Video walkthrough optional, depending on property and price point.
- Staging: usually not worth it for empty estate homes priced below $1M. Above that, virtual staging may be cost-effective.
Common Calgary estate home challenges
- Older homes (1960s-1980s): deferred maintenance, dated finishes, potential asbestos in stucco and ceiling texture, knob-and-tube wiring. Disclose age, disclose age, disclose age — and price accordingly.
- Hoarded homes: structural assessment may be needed after contents removal. Pest control sometimes required.
- Cigarette smoke odour: ozone treatment, repainting with sealant primer, replacing fabrics. Major investment but smoke is the #1 buyer turn-off.
- Pet damage: floor refinishing, sub-floor repair, odour treatment, depending on extent.
