The honest comparison

This decision comes up at the start of almost every KARAKTER estate sale. The math is rarely as one-sided as either extreme suggests.

Sell as-is makes sense when the property has significant deferred maintenance (deferred roof, foundation issues, dated systems), the executor lives out of province and cannot manage preparation, the family has reached agreement on a quick exit, or the property is a teardown candidate where market value is essentially land value. Discounts vs prepared-listing value typically run 8–15% but vary.

Prepare and list makes sense when the issues are cosmetic (clean, paint, decluttering, lighting, minor repairs), the executor has time or can pay an estate-clearing service to manage it, and the prepared market value premium more than covers the prep cost. KARAKTER's rule of thumb on Calgary estate properties: $4K–$8K of paint, deep clean, declutter, and minor repairs typically returns $20K–$40K in higher offers. Larger renovations rarely pay back at this level.

There is a third option that KARAKTER uses on roughly a third of estate sales: prepare lightly, list as-is in the listing language, and let buyers make offers reflecting their own renovation plans. This works in markets where renovation-ready homes are in demand and saves the executor significant time.
