One Agent vs Two Agents — Calgary Divorce Home Sale

The honest comparison

This question comes up early in almost every KARAKTER divorce sale conversation. The honest answer is: one neutral agent is right most of the time, and two agents is right occasionally, and the difference is usually visible in the first 15 minutes of conversation.

One neutral agent works when both parties agree on the basic facts: yes, sell the home; yes, list at fair market value; yes, distribute proceeds per the matrimonial agreement or order. The neutral agent represents the property, not either spouse. Communication goes to both at the same time, in writing, with both lawyers copied. Pricing recommendations and offer reviews are presented to both parties simultaneously. The reduction in friction is real and the cost savings on commission are not negligible.

Separate agents are warranted when one or more of these is true: the parties cannot agree on a list price (and have already had that fight), one party has explicitly lost trust in the other regarding the transaction, the matrimonial lawyer specifically recommends it, or one party is in a remote location and unable to attend showings or offer reviews in real time.

Does one agent cost less than two?
Standard Alberta listing commission is paid once regardless of one or two agents on the seller side. The savings with one neutral agent are usually in friction, time, and emotional cost — not commission dollars.
Can a neutral agent really be neutral?
